Presenting flexible options for a yacht marina in China

SIPEC wanted us to help them develop the master plan to regenerate the steel terminal at Baoshan Port. SIPEC had well advanced designs for the Binjiang town development at Baoshan port, which included residential, retail, leisure and office space, but they wanted help developing designs for a yacht marina and associated services.
Our brief was to develop three different design options for the waterfront at Baoshan Port. We needed to complement the town master plan and provide a seamless link between the town and the water. Our ideas needed to make best use of the water space, and to enhance the overall master plan.
Our initial desktop research was to review the location and its potential appeal to the leisure boating market. We thought about factors such as travel connectivity, catchment area, and where boaters might want to go if they berthed there. It was key that our research looked at the development of the leisure boating market in China to help form initial views on segmentation and the size of the potential market. Alongside this, we reviewed outline technical data to consider the viability of any options.
The findings suggested three solutions, focused on different segments of the market – but it was also possible to combine elements of each plan to reach alternative solutions. All allowed a phased development approach in response to demand.
We prepared a detailed report and presentation with clear rationale and commentary on the technical, market, operational and business considerations to be used as part of the development planning.
Our report and designs gave SIPEC valuable information on the market, business and technical challenges, as well as 3 outline designs allowing them to develop their overall master plan.
