A new marina for the Crimea – but where?...
A local property and hotel developer had the ambition to develop a marina on the Crimean peninsula, which has a well-developed local and regional market for tourism and a small but emerging marine leisure market with existing marinas in Yalta, Balaclava and Sevastopol.
The client had a particular town in mind, but wanted to understand the feasibility of developing in this location compared with other towns in the Crimea. He also wanted advice on the viability of different locations in and around the town.
Our challenge was to review several locations for a possible marina and to advise on the technical feasibility of developing at each location and to recommend a development site. We were also asked to comment on the strength of the market, the potential for growth and the appeal of the proposed location compared with other potential marina locations in the Crimea. We were then tasked with developing an outline design for a marina at the best site.
We began by making an appraisal of the existing marine leisure boat market and evaluating its growth potential. This included visiting and evaluating existing and planned marina sites, as well as carrying out research into existing boating activity and demand in the region. As part of our work we identified and advised on the factors that could stimulate and promote growth.
The findings of the market appraisal were used to identify key features, facilities and services that should be included in the development plans in order to maximise the marina’s appeal to the market.
We completed technical appraisals on a number of locations close to the town. The technical viability of delivering the vision for the marina development at each location was assessed and outline designs developed. We assessed potential income and costs (capital and operating costs) for the more viable sites.
The report concluded with a recommendation on the site that was considered to be most technically and commercially viable. This included outline development plans and indicative financial figures.
We delivered a detailed report providing the client with valuable information on the requirements for a marina in Crimea with an appraisal of multiple sites. The report concluded with an outline design for one particular site.
