Ocean Village Marina and its location – now one of the most desirable waterfront developments in the world


CLIENT

Ocean Village Marina is a successful mixed-use marina, providing a residential, business and leisure development in a superb location in the heart of Southampton Water, UK. Our challenge was to help develop the strategy and master plan for the regeneration of the Ocean Village Estate, to bring to life the vision of a vibrant waterfront development with places to live, work, play and relax.  


OUR TASK

Our task was to co-ordinate a £70m redevelopment of Ocean Village Marina to transform Southampton’s waterfront. The plan included a 65-bed five-star superyacht-inspired hotel and spa, 85 luxury apartments overlooking the marina, and a number of restaurants and retail outlets below – all significant attractions for berth holders and visitors. There is also the Ocean Village Innovation Centre (OVIC), which provides first-class serviced office space, meeting rooms and virtual offices for 1-60 people in a supportive community of innovative entrepreneurs.  

The final phase of the development was a new configuration for the marina berths to meet the growing demands of MDL’s berth holders and marina visitors, including superyachts. We needed to maximise berthing potential, making sure of safe and easy access to berths, whilst meeting the needs of existing and future customers.  


OUR APPROACH

We were involved in this development right from the start, with our team providing the vision for the entire estate, offering advice on the marina infrastructure, and providing a detailed investment plan. Our in-house experts worked closely with external partners and various stakeholders to develop the master plan for the site. We oversaw the construction of the award-winning multi-storey car park designed to serve the Ocean Village Estate and OVIC.  

The next phase was a five-star hotel and spa scheduled for completion in 2017. Our team has played a vital role in the planning stage of the build, including carrying out detailed surveys on the existing infrastructure, and working closely with key stakeholders. The team scoped out an in-depth brief to the hotel’s designers to ensure the foundation design for the seven-storey hotel is developed such that it imposes no additional load on the promontory walls.  


THE RESULT

Ocean Village is now one of the most desired marina locations, making a significant economic contribution to the overall estate, with a ‘marina premium’ on properties in the estate of up to 20%. The waterfront development is now a perfect mix of residential, retail, leisure and marine facilities that will attract visitors to both the marina and the city.
